DESIGNING AND BUILDING YOUR NEW HOME

 

1. Selecting a Building Site

There are many important aspects to consider when choosing a lot to build on. Adverse restrictive covenants, the existence of expansive clay soils, potential drainage problems, trees to be lost during the excavation and building process are just a few of the items to consider. If you have not already selected a building site, Waterford will assist you by visiting potential lots and providing our advice on the pros and cons of each site.

What Will My Home Cost?Until Waterford has a completed plan, we cannot give you an exact cost of your new home. However, we can view one of our existing homes of similar size and amenities relative to what you are planning for and give you a very close estimate after adjustments for any difference in lot costs and any specific upgrades you might desire beyond those contained in the home such as special appliances, pool, landscaping, etc.

 

 

3. Designing and Budgeting for Your New Home

Our goal is to make designing your home as enjoyable and stress free as possible while ensuring that the completed plan represents exactly what you want.  If you have your own plans, we will be happy to review them with you and offer our comments regarding any possible design flaws as well as the suitability of the plan for the proposed lot. If you do not have completed plans, you are welcome either to use an architect or plans designer of your choice or one of the architects or designers Waterford works with.

If you choose to use Waterford’s designer a retainer paid to the plans designer will be required to get started. This fee entitles you to meet with the designer at your home or our office any reasonable number of times necessary to complete the plan to your satisfaction. Waterford will participate in the design process to help you fully understand all facets of your plan and to avoid any design flaws that could result in unnecessary construction costs or limit the resale value.

When you are ready to finalize the plan the Designer will provide you and Waterford with what we refer to as a “dimensioned” plan which contains detailed exterior and interior measurements with finished elevations showing the brick or stone, types of flooring, and electrical diagrams, etc. At this time you are asked to pay the Designer the remaining fee for his services and the plans belong to you.

The finalized plan allows Waterford to develop an exact cost to build your home on the price of materials and labor at that time as well as your input as to your desired amenities and allowances. If the final price is more than you desire, we can then consider reducing the square footage or changing certain amenities or allowances in an attempt to lower the price. If we still cannot get to where you need to be on price, you are welcome to have another builder bid the plan without any further payment or obligation to Waterford.

4. Constructing Your New Home

After plans have been completed and a price agreed upon, a construction contract and detailed building specifications will be prepared which will set forth all pertinent details of the agreement including amenities and allowances. The end result is that upon signing the contract and commencement of construction all parties are on the same page and the building process is well planned.



Greg Reid, President of Waterford, and Dot Hamblet ASID our Licensed Interior Designer, will work closely with you from the beginning phases to completion to ensure that all aspects of both the interior and exterior decision and selection process are accomplished in a manner that allows you to be totally involved and completely satisfied with the end results of your New Home.

5. Completion Inspection and Orientation

Upon completion of construction, Greg will conduct a detailed inspection with you to identify and correct any minor deficiencies that may exist. At this time he will also familiarize you with the operations of your new home and its required maintenance and care. Waterford offers a 10 Year Limited Structural Warranty which will be reviewed with you at this time and a copy provided for your records.
